Santucci Loft

Complete renovation of a raw loft space in Tribeca into a triplex pied-a-terre for a European Executive. This Project was completed in 2005 and then was damaged by a fire and recompleted in 2009. The client bought the south half of the 5th floor and quarter of the sixth floor with roof rights directly above, the bulk of the building could not be increased so we removed the structural bay at the south façade on the 6th floor creating a double height space with a new 18.5 feet high window wall nearly the full width of the façade. We then built a penthouse at roof level using the square feet removed from the 6th floor creating a southern terrace directly off the penthouse and a second terrace above the penthouse. The 6th floor now a mezzanine with a skylight for legal light and air is connected to the 5th floor with a monumental staircase set in the two story space. The main living area kitchen and guest room/study  are on the 5th floor, with the with the master bedroom suite on the mezzanine level and a studio in the penthouse. The apartment has three and half baths as well as completely separate heating and cooling systems, with a central sound and entertainment system throughout.
