Beekman Street Apartment

A  gut renovation and combination of a smaller one bedroom apartment at ground level and a 2 bedroom apartment directly above into a three bedroom duplex for a young family.
The building is in a landmarked area and is a part of a multi-building complex of small apartments that were originally developed as rental apartments in the early 90’s and later converted to condominiums.
With the larger apartment above it made sense to create the living areas and the extra bedroom-study on that floor and the bedrooms on the lower floor.
The apartments are joined by and the spaces are organized around an open stair in the center of the apartment, the stair and the large light fixture above it work both as a focal point and a space divider.
The entry is on the upper floor with a small foyer that opens towards the living dining area.
The open kitchen can be accessed from the entry area without going through the living area, as can the small office area, a full bathroom and the bedroom-study.
The lower floor has the master bedroom suite, and the child’s bedroom and bathroom.
The apartment has all new windows and was fully insulated to minimize all sound from both outside and the adjacent apartments and hallway. New heating and cooling systems were installed New oak floor was installed throughout the apartment with matching treads on the stair.
The stair has a custom steel hand and guard rail with bronze cap.
Since the existing wood burning fireplaces had draft problems, their firebox openings were reduced and fitted with vintage surrounds, both were converted to gas be fired.
The renovation was completed at the end of 2011.
